Building Permit ProceduresAny person or legal entity constructing an improvement of real estate within the corporation limits of the Village of Kalida must first obtain a pre-application form from the Clerk/Treasurer's Office in the Municipal Building located at 110 South Broad Street. A few examples of when a permit must be obtained is when constructing or improving a deck, fence, playhouse, sign, or shed. A permit is not needed for sidewalks. All applicants for building permits shall file plans, profiles, specifications, and estimates of the cost of said construction. The plans, drawn to scale shall show:
FEES Every applicant for a building permit shall pay a fee of $1.00 per every $1,000 or part thereof the estimated costs of said construction with a minimum fee of $5.00 and a maximum fee of $300. There shall be a set fee for water meters up to two (2) inches, as well as, a set fee for water taps up to two (2) inches. Anything over two (2) inches is to be established through negotiations between the owner and the Village Council. FLOOD ZONE REQUIREMENTS If the real estate to be constructed or improved upon is located in a flood zone, pre-application from -B- must be completed. A technical evaluation is needed when the real estate is in a designated flood zone, if:
GRANT OR REFUSAL OF PERMITS It is unlawful to permit the use of any building or premise in a way that is contrary to the provisions of the Zoning Code. The Village Clerk shall not issue a permit unless the plats, plans, specification, and intended use conforms to the provision of the Zoning Code. If the permit up for approval is in violation of the Zoning Code, a variance is required through the Planning Commission. TIME LIMITS Any building permit granted under the Zoning Ordinance for the Village of Kalida shall remain valid provided that construction shall have been started within six (6) months of the date of filing and the ground story framework; including structural parts of the second floor (if applicable) shall have been completed within two (2) years of the date of filing. PRESERVATION OF YARDS AND OPEN SPACES No lot shall be so reduced in area by conveyance of a portion thereof as to make any open space of said lot less than the minimum requirements prescribed herein, provided that such requirements shall not be construed to prevent the sale of an individual unit of a multiple dwelling . |
